About this bed and breakfast

Located just one block from Main Street in the Historic District, this 125 year old Victorian home is luxury at it's finest. The owner, Maggie Gillespie, is well known for her artistic talent in everything from decorating to her elegant floral arranging. Enjoy total relaxation on the front porch of the Gillespie House with it's comfortable rockers and gliders. The foyer has all the charm of days gone by with its tasteful and refined antiques. A common area located downstairs is decorated eloquently with comfort in mind... it is an area of mellowness and indulgence for guests. There is also an awesome large limestone fireplace with a crackling fire in the living room. Upstairs are two comfortable eclectic special suites. Your suite, the West Suite, has a king antique bed, large secluded whirlpool and a separate shower. The sitting area has a large flat screen TV, a wonderful antique sleigh bed (for a third person to sleep) and wonderful skylights above the sleigh bed for that vast feel of openness and nature. Fresh flowers are part of the ambiance found in this romantic accommodation. If you are having a special occasion call your hostess, as a floral designer she can definitely meet your needs. Another special area is the gardens on the back side of the property. Enjoy this green space with it's many beautiful plants and seasonal flowers. *The owners, the Gillespies, live onsite in a separate suite at the back of the house. *Guests will not have access to the kitchen. Gillespie House is an accommodation that encompasses two suites, the East and West Suites. While the suites themselves are private, there are common areas that are shared between guests of each suite. Below, please find a detailed list of the private and common areas found in the house. *Private areas (all to yourself): Your upstairs suite features a king bedroom, full bathroom with a whirlpool tub and separate shower, a cozy living area with a single sleigh bed, and your own private entrance. *Common areas (shared with other guests): Common areas include the backyard garden with seating and the entire first floor, which features a living room, foyer (featuring a fireplace and piano), and dining room. Please refer to the captions on each photo for clarification if an area is common or private. House Rules as Required by the City of Fredericksburg's Short Term Rental Ordinance - Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm. - The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light. - Observe the designated on-site and off-site parking spaces. - Place all trash in designated containers.

We got to meet the owners, and they were super kind people! The rooms we stayed in were very comfortable and clean. The house was very interesting and fun to explore - it's not every day that we can stay in a 125 year old house!! We had a great time, and would definitely stay here again!

1. Visitor parking is on the road in front of the house. If you're comfortable parking your high value asset on the street, no worries. If you're not, you may have reason to not stay here. The parking arrangement information was not disclosed in the description. Personally, I prefer not parking my vehicles on the street. 2. NO hot breakfast. My criteria when searching for a B&B were, in town, and hot breakfast served each morning. I like a hot breakfast while traveling. Nothing fancy. Eggs, bacon, coffee, maybe some fruit. So, I specifically searched for “hot breakfast served” as my 2nd major criteria, and only five placed showed up. When we arrived around on a Friday evening at 7 PM, the owner met us at the door. I had my mask on out of respect, he did not. We shook hands and exchanged pleasantries. I could smell cooked food coming from the kitchen. It prompted me to ask him if there were any special instructions for breakfast the next morning. He said “oh, breakfast is already in your room”. I said, “really, how does that work? You bring it up in the morning?”. He said “no, it's a cold breakfast. There is fruit, and cereals, and breakfast bars in your room and milk in the refrigerator”. I said “no hot breakfast from the kitchen, at the table?”. He looked at me kind of surprised I was challenging him, and I could tell he could see I was showing signs of surprised disappointment. He said “well no, because of the virus we're not serving breakfast”. I said “ok, well whatever you're cooking now sure smells good”. I was already starting to feel uneasy and we weren't there 2 minutes. And knowing he didn't seem to care about “the virus” with no mask on while shaking hands, and the kitchen obviously was in working order just rubbed me the wrong way. Now this was a topic of discussion when wifey and I got to the room. We quickly got over it, and just simply decided to eat breakfast out Saturday morning. No big deal. But…. it really did piss me off that it was NOT disclosed in the description that there was no hot breakfast… because of the virus. If it had been disclosed, I would have understood. No big deal. 3. Not clean per “hotel standards”. I don't have super high standards, but my wife does. She was not happy. She did not think the bathroom, toilet and shower were very clean. Found a single piece of fruit loop cereal on the rim of the toilet bowl when I lifted the seat. How does that get missed? It gets missed because someone didn't wipe down the rim of the toilet bowl. Also, she would not walk around the room barefoot. Fortunately, we tried to stay out of the room as much as possible. Also, found a large dead roach, legs up, near the mini fridge. Dead is better than alive, I suppose. I quickly kicked it under the fridge before wifey saw it. 4. I feel like we were hustled on the room choice. They offer two suites. East Suite, and West Suite. The West Suite is larger, thus costs more per night. The website indicated the East Suite was unavailable for the dates I wanted. Well guess what? Upon arrival and through our stay, no one was in the East Suite. The door to the East Suite was open the entire time we were there. I was able to look around the inside of the East Suite to determine if something was wrong with it such that the owner wouldn't want anyone to stay in it. The AC was fine, the water was running, toilet was good, lights worked, etc. This is why I feel like we were hustled on the room choice. 5. The West Suite bedroom is not arranged well. There is a nice TV w/cable in the bedroom. However, the TV is precisely 90 degrees viewing from the headboard of the bed, in the corner, to the left. Therefore, if you want to watch TV while on the bed, you literally have to turn your head entirely to the left to see it. Or, you can prop your pillow up against the wall on the far right side of the bed to watch TV (LOL and SMH). There is a small couch in the bedroom. It too is precisely at a 90 degree viewing angle to the TV. So warm up your neck muscles if you want to sit or laydown while watching TV. Just a minor inconvenience, but I was irritated by this point and the TV thing just was another reason to be irritated at things that seemed to be obviously resolvable. 6. Bottom line. If I had read this review from my future self, I would have kept looking for another place to stay. 7. Bottom Bottom line. I am a grateful person and was happy to get away with my wife for the weekend to enjoy good food, live music, beautiful scenery, and a day hike at Enchanted Rock. This trip was never going to be about the B&B experience. So the above did not define our weekend. But it will be a running joke on me for a while because my wife left it to me to pick and book the place we'd be staying. On second thought, maybe the joke is on her.

Charming home on a quiet street, but a very short walk to Main Street. The West Suite was perfect for us, and very nicely furnished. Very nice hosts without being intrusive. The breakfast each morning was delicious! We would happily stay here again.

My wife and I enjoyed our Ten year Anniversary. Home owner welcomed us by having us stay in the bigger room. Breakfast was amazing. Walking distance to the stores. I highly recommend this place.

Nice curb appeal and front porch. Room was very spacious. Lighting is poor, need to have more lamps or stronger bulbs. Bathroom lighting was really bad! Bathroom floors are very noisey and the sink didn't drain properly. Since we were visiting vineyards, it would have been nice to have a few wine glasses in our room. We ended up helping ourselves to the dining room curio cabinet which felt uncomfortable but we were thirsty! Host was very hospitable and the food was very good. Mike recommended several places for us to visit and gave us history on the area.

Our hosts were very polite and gracious. Nice folks. Breakfast was OK. That being said, there is a lot wrong with this B&B: 1. Landscaping needs work. Street-side bushes were overgrown to the extent you could not exit your vehicle from that side. 2. West Wing Suite: - Who puts a bathroom light switch over a hot tub? Is that even to code? - Two lamps in the master bath didn't provide enough useful light to use the mirror. - WiFi keeps dropping and you have to go halfway downstairs before your device will find the router. Upstairs needs a repeater. - Not sure what was wrong with the electrical, but my iPhone would not charge in the master bedroom with a known good iPhone cord and adapter. I had to charge it in my car. - There should be a printed cable channel guide in the room. Without it, you literally channel surf to figure out what's on each channel. - There is a floor cover board going into the master bedroom. This needs to have NEGATIVE EDGES. Tripped twice going between rooms. - Master bedroom needs reconfiguration to put the bed in the CENTER of the room, not against the far side wall. At night, I had to crawl in and out of bed at the foot and over a storage chest used for linens. And the ceiling pitch drops lower over that side, so I couldn't stand fully up without banging my head on the ceiling. - The room should be checked daily for replenishing sugar, coffee and replacing used dishes. Sugar in room bowl had lumps, meaning whoever last stayed there dipped a wet spoon into the sugar. We took our dishes from the first night down, but none were replaced. - The room has a refrigerator. How hard would it be to keep single-use creamer pods there? Room needs extensive cleaning (mold around shower, dirt stuck to ceiling where air vent blows). If not for the genuine hospitality afforded us by our hosts, I would have given this B&B a "1" rating.

The West Suite was perfect for my grown daughter and I to enjoy Fredericksburg, so each of us could have our own sleeping space. Breakfast items included fresh berries which was a plus. It's an easy walk to Main Street from the house, another plus! One day we enjoyed our takeout lunch on a table on the home's back patio-- would love to visit again when everything is blooming!
