Welcome to our new family cottage on Maquam Bay! We recently purchased the cottage and are excited to share it with our guests. *Please be sure to read the "IMPORTANT NOTE", Cancellation Policy & House Rules information that is included at the end of this description before submitting your booking online. ABOUT THE COTTAGE This slice of heaven on the shores of Lake Champlain sits on the calm waters of Maquam Bay. This cozy cottage provides everything you need to enjoy a lake front retreat in Vermont. Enjoy the sunsets sitting at the campfire and relax on the Adirondack chairs overlooking the Bay. The large, fenced in yard provides plenty of space for relaxation or play (and is great for kids or dogs). The .44 acres is very private with mature trees and bushes lining the property. Watch the sunset over the water with the Adirondack mountains as the backdrop. The ramp provides easy access to the water – step into the shallow waters and cool off. Wildlife is abundant with eagles, herons, egrets, ducks, osprey and more. Spend the summer, winter, fall or spring on the shores of this Lake Champlain get-away. The cottage itself sleeps four people in two bedrooms (a king bed in the master bedroom and twin bunks in the guest bedroom). This spot has it all! A front porch, back deck and a patio along the edge of the water all provide great spaces to relax and enjoy the peace of the lake. There is also a wood burning fire pit (wood is provided). Recently renovated with new bamboo flooring, the open living, dining and kitchen area is where you'll spend most of your time when you are not outdoors. Comfortable, cozy furnishings in the living area, a dining table that seats six people and a well-equipped kitchen are all provided to make you feel at home. A gas grill is available for use as well. There is also a full bathroom in the cottage. An added bonus is the private ramp for easy access to the lake for your kayak or paddle board. A tandem kayak is included along with a mix of life jackets. We also have several lawn games ready to play. Should you need to move indoors, the cottage comes with games, books and puzzles to enjoy. There are also 2 TV's (one in the living room and one in the master bedroom). High speed wifi internet service is included. Washer/dryer also available. Bring Fido! Pets are welcome (up to 2 pets upon approval & $20/day fee applies). Note: The yard is fenced in with a boundary fence. While it keeps our dog on the property, a determined or small dog can escape. If your dog is prone to running, it might be better to plan additional restraints while on property. In any case, we don't recommend leaving your dog unattended. ABOUT THE AREA There is so much to see and do in the area! Our cottage is on the Lake Champlain Bikeway and near the Missisquoi Valley Rail Trail. Within biking or driving distance you'll be able to enjoy shopping at antique stores, apple picking in local orchards, visits to wineries and nature preserves all along the Champlain Islands. Enjoy local coffee houses and restaurants and of course don't forget the leaf tours in the autumn! If you decide to venture out from the peace and privacy of the cottage why not check out some of these local activities and attractions: * Beaches: o Swanton Beach (.5 miles) o Cohen Park (3.7 miles) o Alburgh Dunes State Park (19.7 miles) * Hog Island Market (9 miles): Stop by this quaint local market to pick up some fishing equipment, bait, fishing license, ice, beer, wine, and groceries * Missisquoi National Wildlife Refuge Visitor Center (7.7 miles): Wildlife refugee offering hiking trails, boating, and robust visitor center. * Campbell's Bay Campground (8 mi): Pontoon, boat, or canoe rentals * St. Alban's Bay Marina (8.9 miles) * West Swanton Orchard (7 mi): A great stop for apples, soft ice cream and souvenirs. * Green Mountain Stables (9 mi): Summer camps, private horseback lessons, birthday parties * Champlain Country Club (6.8 miles) Ice fishing is also very popular in the winter! ATTENTION IF YOU ARE INTERESTED IN INSTANT/BOOKING ONLINE: IMPORTANT NOTE: Because our listing is displayed/handled differently on various sites the quote or charges for your booking may not include the $59 Damage Waiver fee (which is collected on every booking in lieu of a security deposit for damage protection purposes). HOUSE RULES: We would welcome your reservation if: * You are over the age of 23 years & are willing to provide a copy of your valid ID * You are willing to sign a copy of our rental agreement which will be emailed to you after your booking is confirmed * You are not a smoker * Your party does not consist of more than 8 people * No Parties or Events CANCELLATION POLICY: A taxable cancellation fee will be charged for every cancellation in order to reimburse the property owner for expenses he/she would be out-of-pocket for your canceled booking. The total amount of the cancellation fee is the sum of the items described below: •10% of the amount of rent only •The total amount of credit card processing fees the owner has paid on your booking payments •Tax applied to cancellation fee If applicable, refunds will be issued as follows: •Up to 60 days before arrival, guest receives 100% of the payment less the taxable cancellation fee •Up to 30 days before arrival, guest receives 50% of the payment less the taxable cancellation fee •No refunds within 30 days.
