This condo is ideally suited for simply sitting out with a pair of binoculars and watching birds along the river and in the wetlands reserve across the river and as a base for all sorts of outdoor recreation. There are walks along the river right out the door and it is a short drive to local trails. You can also walk into town. The views of the mountains are stunning. It is immaculately clean, the kitchen well equipped, and you can park in the garage, which is handy for unloading should the weather be wet. Beth was incredibly warm and helpful, she also has a great sense of humor.

Our family really enjoyed our stay. House was well equipped for family of four. Loved having the garage to park out of the snow and unload our skis. Getting up the driveway was a little treacherous when it was icy but otherwise it was easy to access despite the tight appearance. There’s a lot of stairs so if that is an issue for you beware. They cannot be avoided. That said it is only an issue if there are mobility challenges. I was very happy with the responsiveness of the host. We had a minor issue with plumbing and it was quickly resolved so that there was no impact to us. Some other highlights. The views of the river are great. Nice to listen to at night. If you want it be close to downtown the you will love the location. House is comfortable, clean and lots of extra T.P.; which is uncommon. Good kitchen with everything you need. Overall, this is a great place to stay in Pagosa and Beth is an attentive host!!!

This condo had everything we needed for the week! Very spacious main level and we didn’t feel crowded. Bedrooms were perfect with both having attached bathrooms. The garage was perfect and having the washer and dryer was a huge plus! Beth provided excellent communication before and during our stay! Would definitely stay here again the next time we visit Pagosa Springs!

We had a great time at this property and in the town of Pagosa. The property was in great shape and had everything we needed. There was an amazing view of the river right outside and the mountains just beyond town. We'll definitely be coming back.

This is a very cute condo in a quiet neighborhood, right on top of the San Juan River. Cool view of the hot springs and mountains across the way over the river and a field. The condo is comfortable. The heat situation in the bunk room was a little hard to get under control, but it was fine. The owner was very responsive to any questions I had on how to use the heating unit in the room.

The property is beautifully located. Right on the river. We enjoyed our stay.

Communication with the owner was great. Condo was quiet and well stocked for any type of situation. Balcony overlooks the river and peaceful nature walking trail. Condo is about a 5-10 minute walk to restaurants and shopping. Location is great. When we go to Pagosa again we will not hesitate to book this condo again.

Beautiful property with very nice amenities. So close to everything whether you're walking or biking. You will enjoy the back deck as the San Juan River runs behind it. You can't go wrong renting this very clean townhome

We had a great trip and the condo worked well for us. It is a nice, clean place to stay and the view off the back porch was amazing. It was during a heat wave, so the air conditioners in the bedrooms were much needed. Although they didn’t cool the entire condo, running fans seemed to help during the heat of the day. Beth was always quick to respond with any questions.

The location is perfect right on the San Juan river and backing to the conservancy. Such great views. The property is lovely, nicely furnished, well maintained, and quite comfortable. We stayed a week and wished we had stayed longer.

This is our second stay at the property. We love the place. Fantastic views, close to the Springs spa, and it’s so nice to listen to the river right outside. Will stay here every time we visit Pagosa in the future.

Perfectly on the river and a short walk to everything in downtown Pagosa. Recommend this highly and would stay there again!

Great spot with prime location!

Nice property. Our 2nd time staying here. We’re visiting for Wolf Creek skiing. Easy drive to ski area. Even walked to town a few times. Great location. Responsive local for any questions or issues. Any complaints would simply be nit-picking. Will stay for a 3rd time next year.

This condo was perfect for our family of 5. Great location and easy drive to the slopes (35 mins). Lots of restaurants around. I loved the fireplaces. It even came with extras - sled/tube (per request), laundry detergent and shower items. It had everything we needed/expected and more. Beth is quick to respond to texts/calls. We would love to come back.

We had a great time - the front and back balconies were divine. We saw deer on both sides, went fishing and for lovely river walks - and loved the hot springs. Definitely rent a car if you go to Pagosa FYI, lots of stuff in walking distance but need a car to do 30 minute out of town activities. The house was great - kitchen, bedrooms, laundry, showers & products - perfect !
