YOU MUST ENTER AN ACCURATE GROUP COUNT TO RESERVE!!!! Our 3000s.f. home sits on 3.8 acres DIRECTLY ON THE MAIN DIVE SPRINGS of the crystal clear Rainbow River! The absolute premiere location on the river! Why? Check the map! We are UPRIVER of the KP Hole - the county park where thousands of tubers (and boaters) enter the river and float downstream. We are on the widest upriver section with numerous deep springs located directly off the backyard! Swim, snorkel, scuba dive or kayak in peace without massive congestion. Kayak 1 mile upriver to the head springs and state park - the most pristine and preserved section of the river - and then float back to the house. The head springs and first 1700 feet of the river prohibit motorized vessels, anchoring, fishing, tubing and diving, so kayakers are treated with the most abundant experience of wildlife, native vegetation and crystal clear water anywhere on the river! Or, tube about 1/2 mile to the KP Hole and walk back to the house. Of course, the adventurous can still jump in the river with tubes for the 4 hour float downriver to Swampy's Restaurant at the bridge take-out. Stay with us and avoid the costs of renting kayaks and tubes, transportation fees and park entrance fees (not to mention waiting in long, hot lines for hours). Perfect for family reunions and other gatherings. Four large bedrooms contain enough beds to sleep 20 (4 Queens, 12 twins). Only a 3-night minimum. Use of 20 single-person kayaks, 3 paddle boards and 10 tubes included at no charge! SORRY, but we do not allow events such as weddings or large parties that would put more than 25 people at any one time on our property. NO ATV's, dirt bikes, go carts, or other similar vehicles permitted on property. Sorry, no pets, no exceptions. Check in is 5PM and check out is by 11AM/No exception in the summer season NOTE: Only $500/night for Monday, Tuesday, and Wednesday during the off-season in 2024 (except Nov. 27 and Dec. 24, 25, 30, 31). The season runs 5-24-24 to 9-1-24 and has higher rates of $700 to $800 (July 4th weekend only is $900). Day guests $35 per person/day. Must notify in advance. We got together with extended family and stayed here. 15 guests, 4 families. Everything was perfect, clean and comfortable. The location of this huge lot on the crystal clear and cold running Rainbow River could not be better. Abosotuialy fantasticc. We will stay here again.

Great Property, has all the details. Rainbow River is great, it’s just amazing. I rented good properties on this river and bad ones. Always had a good time because the river is so amazing. This property is a really good one, great for 4 families w kids (boys), house is great, they thought of and provided everything you need. The property is huge and the location and launch point is awesome. Owner and staff very responsive. I wish all vrbo owners had it together like this.

My sister's and brothers flew in to help wish my mother a happy 73rd birthday! I had booked the property with plenty of room for all five families. It ended up being primarily the siblings (no kids) and we had an awesome time! Beautiful property and an amazing spring. If I had to do it all again I'd made sure all the kids could come and enjoy! An Absolutely amazing experience!

We have stayed in 4 places over the years directly on the Rainbow River. This was by far our favorite place. The locatiin was perfect, nice large property. It fit our 4 familes perfectly. We really enjoyed celebrating Independence Day here. We will definitely stay here again. So much fun and relaxing for all. Thank you!

Our family (16 - 18 people, ages 5 through 65) enjoy family vacations together each year, and this one was exceptional! The third time we have stayed on Rainbow River, we found the home and the location well above expectations. The location: upriver from KP Hole (less tubers), wide exceptionally clear water, loved that the water entrance was shallow for the younger family, a relatively easy kayak up to the main boil, and a nice 45 minute tube float to KP Hole with a ten minute walk to the house. It was done several times per day by all members of the family! Grocery store and Walmart very close drive.
The home - beds for everyone! Very open floor plan dining to living room. Heads up - only access to second floor is a spiral staircase. Youngers loved it, but might be a consideration. The house was obviously set up for large groups - two microwaves, three refrigerators (this has always been a challenge), large shelves for storage. The yard if extremely large, with volleyball and badmitton nets in the back. Having rented on the river before, the ability to grab tubes and kayaks right there on property was amazing! There was a floating dock on the back, fish were small, but plentiful and lots of fun fishing for the littles.
Teri was so easy to work with, and I had her phone number before we arrived. I really didn't need anything, but when I did reach out she very prompt in replying.
One thing everyone commented on was how clean the home was! We will be back!!!

This property has a lot to offer! Huge yard with recently added volleyball net. Great location on the river with an abundance of kayaks! House has a nice big living area and plenty of beds! We enjoyed our stay and had a great time on the River!

Our family and friends enjoyed exploring the river with the hosts kayaks, tubes, and SUP boards. Our only regret is not booking our trip longer. It was the most relaxing and fun vacation we have been on. We hope to return again and again!

9 adults acting like kids took full advantage of the kayaks, paddle boards and tubes. The river was beautiful especially early am and late evening when most people had cleared off the river. So nice to have right in the backyard. The house was very well stocked with all kitchen and bath items. Hope to return next year!

The location was perfect. The huge outside space allowed the children lots of room to run and play. The swimming area was fantastic for the children. There were so many kayaks, paddle boards, tubes; there was something for everyone-young and old! The house was very spacious and clean! It was very well equipped with all items we needed. The only negative was the queen mattress in downstairs bedroom. The host was very responsive, too. The entire situation was fantastic. We had a fabulous trip. Thank you so much. We hope to come again.

I stayed here with 6 friends and we had the time of our lives. It felt like an adult summer camp. This place had everything you could need. There were so many games there that we had a blast playing. We took the kayaks out every single day. We also did some snorkeling right off the backyard. The property was beautiful. The front yard and back yard were huge, feeling like your in the middle of a forest. I would definitely recommend!

The property is huge and so isthe house. Lots of privacy, clean, and all the amenities you will need fora great stay. Plenty of water toys and an ideal spot on the river. Can't wait to do it again next year!

Let me start by saying some very positive things. The location on the river is prime. The host was easy to reach and always responsive. The home was very clean and comfortable. The water toys (kayaks and tubes) were plentiful and in good shape. The most positive thing, my group had a great time. A couple things on the not so positive side. The home, kitchen and furnishings are a little dated. Our biggest disappointment and dissatisfaction was the dock. To put it plainly, don’t go by the picture on the listing.

House is wonderful for large groups of family and friends. Loved that kayaks and tubes were included. You literally launch by walking to the waters edge. You can float on tubes down to KP Hole and walk back to house about 1/4 mile. Kayaking up to head spring is 35 min and 20 min back. Terri was a wonderful host and provides all the essentials needed including 2 coffee pots, 3,refrigerators, and multiple storage racks so keeping organized is easy. We will definitely stay here again.

We came with friends to the house and had the best time! The house was clean and organized! Everyone got their own towel, bed and kayak. This home had everything we needed. Plus the property was big for kids to run around and explore while the parents lounged! It was perfect and we will definitely be coming back!

My group of 18 stayed for 4 nights and we had the best time! The house was clean and very comfortable for everyone. We bring all of our own food and drinks and had more than enough room for everyone.The property is absolutely beautiful. There is ample space for outdoor games and activities. The fact that the house has 20 kayaks is an added bonus that saves some extra money. The house is a quick 20 middle paddle up river to the swimming area at the head of the springs.

The check-in was easy. The house has everything you can imagine that you would need. The kitchen was well stocked. Loved that everyone in the group had their own bed and kayak. Our state park annual camping trip was canceled. This place was the perfect replacement. We all loved being able to have a fire at night and enjoy the beautiful Rainbow River. Definitely would recommend staying here.

We recently returned from our 3rd annual trip to the Rainbow River home. For the last 3 years, several friends and I have rented this home for a scrapbooking/craft retreat. The owners have always been very responsive and accommodating. The house is always clean and it is very well laid out for a large group. The property is beautiful and peaceful.

I rented this home for my vacation. My wife and I came from out-of-state, but we had previously lived in Tampa, and many of our friends still live there. Tampa is less than 2 hours away, so friends were able to come up for the day very easily.
The home was perfect for our group - plenty of space (the house would accommodate a much larger group than ours!) and as other reviews have mentioned, this is not a fancy place where you have to be overly concerned about breaking knic-knacs, or other expensive items. The property is well maintained, we made use of the kayaks (and misc other floating devices) every single day. The fire pit in the back yard was also a big hit. The photo's are accurate.
Making the reservation was simple, communication with the owner was prompt, including answering questions that we had during the stay.

We just got back from a 3 night stay at the Riverhouse! We as usual, had a great time. The weather was impectible this year (last year it rained alot but we still had fun) and the additional kayaks allowed all 7 of us to enjoy the river together. In addition to the rope swing across the river, there is now a tree with steps up to the top platform to jump from. Kids and husbands enjoyed both. Me I like the beachy area's near by. I did make the mistake of tubing from the house to Swampy's. Forgot it took 4 hours! Needless to say we were alittle sunburned and very hungry by the time we got there! LOL
The house is perfect for both kids and adults. Everyone had a bed. The fire pit was great too. Had that going Sunday and Monday nights. Hope to go back next summer! Thank's again for sharing your awesome Riverhouse!

Diificult to find at night but well worth the effort. In the morning wallked down to the river and watched a heron feeding her two babies in a tree on the property. Took the kayaks out every day and explored the crystal clear Rainbow River. Took some amazing photos of birds, otters, fish and more. The furniture grouping by the fireplace is perfect for nighttime gathering, laughs and conversation. We're already talking about our next trip down here.Book your trip here, you won't be disappointed, just let me book first.

Thank you so much for providing such a wonderful place for us to stay during our University Ministry retreat. It was great! There was plenty of room inside and out to do all of our activities ... full group, small group and individual. The place was clean, spacious and well equipped. A perfect place to pray, rest and play. The students enjoyed the kayaks and swimming in the water during some down time. Some hated to leave and most want to hold another retreat there again in the future. Your customer service was awesome, too. We were met at the property, shown around, and given a number to call if we had any questions or needed anything.
The only suggestion we have is perhaps for better directions and signage. Several people weren't sure which lane to go down upon arrival.

Our extended 3-generation family loved being right on the Rainbow River. We brought our kayaks and used the extra kayaks that "came" with the house to paddle daily -- plus everyone swam or enjoyed the floating dock. The spacious living room was a big hit. We worked together on various sleeping arrangements (sharing a bedroom with your adult children is interesting!) and bathroom schedules -- all in all, a great house and location for our family.

We had a large group of people from our church, mostly families, and everyone had a great time. The house had plenty of room for our group, ranging from 22 to 27 people. The river is absolutely beautiful and the house is located in the perfect spot on the river. There is a large swimming area and a rope swing located across from the house which provided a lot of entertainment for the down time when we were not tubing down the river. The 5 kayaks were used almost constantly and were a great way to explore the river and spend time with friends and family. Everyone in our group had such a great time they all want to return next year and continue to build memories. Thanks Teri for sharing the home with us and being so helpful.

This place is at an excellent spot on the river. It is close enough to easily paddle up to the State Park or float down to either of the public takeouts (Get out at the the first one at the 484 bridge unless you are in a boat!) and upstream from the tubing launches, so not quite as much traffic as further down. They provide 5 kayaks with the house and plenty of sleeping space, but if you'd like to set up a tent, there is a huge yard, There was PLENTY of space for 18 of us. We saw red-wing blackbirds, a great blue heron nest, an otter, and a small alligator right from the dock! Any quibbles we may have had were insignificant. Highly recommended! Tips: Try to spend some time on the river during the week in summer months -- it gets crowded. Bring tupperware-type containers for snacks on the water, and the correct cash if you want to get out at the parks ($2/each RRSP and $5/each KP Hole.) If the weather is nice, you might want to eat or have a drink at the Blue Gator across from the public takeout at 41. They have a nice deck and entertainment some evenings.

We spent our 8th Annual Family Retreat at this fun river home. The layout is perfect for a large group. The home absorbed 16 family members from age 4-54. The children enjoyed the river and the property. The adults were happy with the deck, the quiet and the fully equipped kitchen. We had everything we needed for full family meals, happy hour, Easter egg hunt and family olympics. The owners were very helpful in our planning and communicated with us regularly before our trip. They remained available during our stay for anything we needed - although we didn't need a thing. We made great memories on our Rainbow River Retreat and would highly recommend this property to others.
