We had an incredible time at Observation Point. The weather was perfect the entire week, and we got to enjoy it to the fullest. The home is cozy- keeping in mind that both bathrooms are through bedrooms. It is a well stocked rental, the only thing it lacks is a big crab pot! 😉 The dock and hammock are perfection, and the showers didn’t run cold. Important when everyone is coming in to wash up! Our only drawback is the squealing sliding door to the outside, and not being able to use the other set of doors. (We have a night shift worker in our family, so this was a more important factor for us.) Overall that’s the ONLY drawback for us. It could be a far worse issue, so I don’t even want to call it a complaint. Just a factor. We do wish there had been dishwasher soap, but there was regular hand washing soap. We left a trash bag,, some TP, laundry pods, dryer sheets, and an entire bag of dishwashing pods. I hope everyone enjoys those! (Seriously, it was no accident.) We spent every evening on the dock- after an application of STRONG mosquito repellent. The darkness, solitude, peace and quiet were exactly what we needed. I am a photographer, and took 1000 pictures over the week- of the sound, of the dock- and even the stars! The stars were one of the highlights of the trip for me, and I finally got to photograph those as well. This is the best I’ve ever seen them. Our boys both loved it here and would’ve stayed forever, even if they had to share a room again! (We asked.) I did forget the sheets and had to buy them- Ace hardware people! Asked a local… we appreciated the extra set of kin sheets for use. Overall the trip was one of the best we have ever been able to take, and we can’t wait to return to Hatteras, as always. This location offers a million dollar view of the sound; it was just the rejuvenation we needed as a family,. I only wish we were blessed with a home such as this. It may not be the largest or newest house on the block, but it has some soul to it. I love how secluded it is way back in there, and the Cora Tree was a happy surprise too. You won’t regret your stay here. Thank you for the wonderful week.

We have been on many beach vacations, but never OBX. After touring from Okracoke to Corolla, we realized we had chosen the perfect spot. Beautiful, easy to access beach, and all of the views of the sound that you could ever want. Brigands Bay is a very peaceful and relaxing neighborhood. Great for evening, or morning bike rides. Observation Point is the perfect house for a couple, or family of 5. It is both well stocked and comfortable. Enjoy mornings or evenings on the deck, or hanging out at the table underneath the house, (which doesn’t get near enough credit). When it’s raining, underneath the house, is a great place to hang out, fish, or lay in the hammock. Wonderful, Wonderful, and Wonderful. One of our best vacations ever, and can’t wait to return next year.

We truly enjoyed staying at the house and would like to return next summer. The house is right on the sound with amazing water views. The property is comfortable, clean and well stacked with all the necessities. We enjoyed kayaking, fishing, and spending time at the beach.

This was the perfect location for my family of 4. The amazing views of sunsets, lightning storms, and stingrays by the dock were everything we could have hoped for. The layout of the house was perfect and having full laundry and 2 full baths was just what we needed. I recommend renting kayaks and enjoying the sound. We would definitely stay here again for our next trip to the OBX.

The cottage and vacation spot was heavenly. Everyone in our group enjoyed themselves immensely. The views of the sound and the sunset were outstanding. The house is cozy and cute, and it was perfect for our party of four adults and two kids.We had many great memories there that we will treasure forever.

We had a great vacation! It was our first time to OBX and we feel like we hit the lottery with this location. The view from the house was stunning! The neighborhood is nice and quiet. We ventured out during the day but were always home around dinner to enjoy the sunset and kayak trips on the sound. The house was very comfortable for our family if 4 (but sleeps 6 comfortable). It’s equipped with most things you need. I wish it came with 2 kayaks so we didn’t have to rent them. The kayaking is great around the sound area. The master bedroom has a great mattress which is always a win on vacation! The dock, hammock and the deck has great views of the sound. We didn’t miss a sunset or an outside shower with a view. We’ll be back again! Thanks for sharing your slice of heaven! Vacation tips: We spent most days at Frisco Beach (park on south side and walk to the right for plenty of room to yourself). We did a day trip to Ocracoke, rented a golf cart, visited the lighthouse and the preserve, ate lunch at 1718 Brewery (very good) and got the freshest tuna we’ve ever had from the seafood market….that was a fun…but a long day! The ferry lines are long even at 9am! Next time we’ll pay to do the express passenger ferry and just rent a golf cart or ride the island free shuttle. The Frisco area is chill and laid back. There are a few restaurants and plenty more within 15-20 min. Apple ugly and breakfast sandwiches from Orange Blossom Bakery are delicious (get there before 8am..it’s popular). Conners Supermarket (potato’s salads are good at deli) is a great store or you can do a big run to Food Lion in Avon. If you’re looking for a vacation where you want to unplug and relax this is perfect!

Observation Point is our happy & holy place. Everything about it does our mind, body and spirit good. Mornings on the deck overlooking the sound is so peaceful...The sunsets are glorious. The neighborhood is perfect for morning bike rides. We've been fortunate to have stayed here a number of times over the years, and it simply gets better every time. We are grateful for Tom and Miranda, and Observation Point. We hope to return soon

We loved staying here! It’s small but you don’t even notice because of how open it is, plus being outside is the best part. Deck feels like your sitting on the water. We loved the beautiful sunsets over the water and tried not to miss a single one. Our kids enjoyed playing in the sandy water off the house which was so calm most of the time. We’d stay here again! Only 3 things that would make it better: a working shower outside , some nails at the end of the dock need to be hammered, and pole holders on the dock for fishing. Other than that it was perfect!

It was chilly and rainy 5 out of the 7 days we stayed, limiting our time on the "pier," in the water, or doing much of anything outdoors, which we had been longing for, for this vacation as it was our 45th wedding anniversary! But because the cottage is so comfy and welcoming with cozy furnishings and décor, and a fully functioning kitchen, we truly did not mind spending more time in it just relaxing, watching TV/movies, returning to after trips to the museums, or shopping, or dining out, and especially enjoying the views and amazing sunsets. Even on the cloudy or rainy days, they were lovely to behold! The rainstorms were exciting with thunder and lightning and the sound of the waves being blown against the bulkhead on the windiest days and nights! We were blessed with ONE CLEAR DARK night, where thousands of stars spanned across the sky! They reached the horizon -- left, right, and center as though we were in a planetarium! This was something we have never observed in our lives...Observation Point, duly named! Overall, it was a different experience, but one we will not forget.

Very nice and relaxing. I was there 5 days by myself. Awesome sunsets quiet neighborhood. Rest of family came it was great.

We are celebrating our 50th anniversary this year and had never been to OBX. What a treat to stay at Observation Point!. It was so comfortable! I didn’t want to ever miss a sunset so we ate dinners in. The neighbors were great to. We plan on returning next year for sure!

The house was super clean and well maintained. Miranda responded almost immediately with the questions I had. We have stayed in this house many times...and hope to again. Check in and out was a breeze . Sunsets and star gazing were amazing. Totally a 5 star rating... with no complaints.

Hubby and I spent the week for anniversary! It was AMAZING!! House was perfect! Neighborhood was amazing! Hubby had great fishing right out the back door!! Quick drive to the beach. Seriously LOVED everything about it!! We will most definitely be back!! Next time with our teens ❤️

perfect place to relax, enjoy the beautiful sunsets and loved the quaint little town of Buxton. great food and Conner's grocery store is the best! We love cooking and both the house and Conner's had everything we needed :)

Observation Point was the perfect escape for us this last week. The property was great, and made an awesome base for us to explore around this part of the Outer Banks. Being able to step off the dock into the shallow waters of the Sound was great for the kids, and we enjoyed kayaking, paddle boarding and fishing all from the comfort of the back yard! The sunsets were incredible and we even had a couple of days where the wind dropped and the water was like glass. Too tempting not to jump in! All in all, we highly recommend this property, it had pretty much everything we needed, and we look forward to getting back just as soon as we can!
