About this villa rental
Beautifully decorated one bedroom/ two bath golf villa (larger floor plan), overlooking the 3rd hole at beautiful Edgewater Beach Resort. Accommodations include a king-size bed in the master bedroom and a queen sleeper sofa in the living room. Bedroom and living room are all equipped with TVs, DVDs, free WiFi and broadband internet. You’ll also enjoy the fully equipped kitchen, which includes washer and dryer for all the comforts of home! Our resort is one of the finest full service beach resorts in Panama City Beach, on the beautiful white sand beaches of the Gulf of Mexico. Exclusive amenities include 11,800 sq.ft. lagoon pool with waterfalls & tropical landscaping, 9 heated pools, 4 hot tubs, poolside activities & live music, Pizza Hut, Ocean's full service restaurant & bar, Edgie's/Starbucks Coffee Shop/Ice Cream Parlor, Spa, Fitness Center, Hair Salon, Pro Shop, Executive 9 hole Golf Course, basketball/shuffle board courts & 11 lighted Tennis courts.*** Please Note: Edgewater Beach Resort requires a Guest Registration Process and Fee, which will include one (1) parking pass for your vehicle.*** This condo is NO SMOKING, we DO NOT ALLOW PETS, and resort rules require that renters MUST be 25 years of age. Resort registration is required and provides parking access. Rates Do NOT Include 13% Tax & Cleaning Fee of $130. Damage Deposit $250. We require a 50% deposit of the rental fee to confirm your reservation, with the balance due 30 days before your scheduled arrival date. If you cancel and we re-book the property, we will refund the rental fee for each day we are able to fill, less a $100 cancellation fee. Check in time is 4:00pm and checkout is 10:00am. This place was awesome! Definitely updated and perfect for our stay! It was way nicer then the pics I remember when booking this place. The owners are very friendly and helped answer all my questions.

Couldn’t be happier with our stay in this condo. From the moment we booked, Liz was a great communicator and available to answer any questions! This condo is updated and clean and well stocked with all the household essentials you could need. At first I was worried about being located towards the back of the property but we ended up loving the quieter location and found that it was really easy to get where we needed to go both on foot and by using the tram service offered by Edgewater. We would definitely stay here again!

I would definitely stay at this villa again! The first day we walked in, it was so clean and well kept. The property is well kept and the walk to the beach was perfect (also have trams to shuttle you there if you don’t want to walk). Loved seeing all the turtles in the ponds. The main pool and beach are gorgeous. If we head back to Panama City Beach, we would definitely stay here again.

Clean- looked recently renovated-and nicely furnished. Kitchen well stocked with dishes and cooking supplies.
Nice view of the golf course- about a 10-15 minute walk to main pool and the beach. Tram does pick up regularly.
Unfortunately, there was construction (to the building) going on while we were there- that started around 7am. We woke up each morning to the sound of hammers and electric tools right outside our door.
But overall- pleased with our stay.

Beautiful Place
The pictures did not do the Villa justice! It was decorated so pretty! Very comfortable! The owners were so friendly and took care of any needs we had. I would highly recommend!

Clean and private!
This was a very clean condo and I loved the private aspect. We didn’t hear any neighbors the whole week we were there. We drove over to the pool/beach most days (2 minute drive), but I walked one day and it was only about 5-10 minute walk (it’s a little long if you have a lot of beach gear). We didn’t use the tram service but saw a lot of people utilizing it. Liz is super quick to reply to
Any questions I had. The bed was super comfortable which was awesome! The only complaint we had was that the TVs are a little outdated, so you may want to bring a Roku or fire stick. We only really watched tv at night, so it wasn’t a huge deal. Besides that, it was a great stay!

Very disappointed
The Condo was nice and clean. I stayed with my kids here for 5 days and 3 days out if 5 the main pool closed at 7 pm. Very disappointed for the kids. So if you like to enjoy the pool there is a 50% chance that the pool will be closed and the owners don’t have control of that so you never know what part of resort will be closed due whatever reason they went to close it. Just keep that in mind we all go on Vacation to enjoy pool and beach but its very sad when they close it early and you have to see police being dispatched to the pool deck.

We have rented this unit before and came back because it’s exactly what you get that’s in the picture . The owners are fantastic in working with you and every thing goes so smoothly. It’s so quiet there and we will return next year . Love love love ! ❤️

It's nice and quiet at the end of the day away from the main pool area so kids going down early after a day of fun is easy to accomplish. Well maintained, well decorated and great location. Owners were fantastic.

We walked to beach daily. Dug for shells. Swam in the heated pools. Watched ducks and turtles in our pond. Explored a lot. Liked the wall-to-wall windows and light-blocking curtains. Comfy king bed. Of all the stays thus far, this was the best.

This property was exactly what was shown in pictures . Liz and her husband was great to work with . The condo was amazing ! I would say this is the best property / condo we have ever stayed at . We will definitely stay here again !

Our stay at the edgewater villas was very nice. It was a very easy check, and the check out was easy as well. Everything was perfect.

Golf Villa #2009 was really clean and tidy. Thank goodness for the Tram system to take you back and forth to the beach. The only thing about the villa that needs to be updated is the washer/dryer. They are too small and the dryer gets lint all over the clothes. The owners were great to deal with, however somehow our entry code got changed and weren't able to get back into condo one afternoon! We figured out the new code by transposing a couple of numbers by accident!! Thank goodness for teenagers to figure stuff out! Overall our experience with the condo was good.

The villa was superb. Due to Covid-19 I was working remote and this stay had everything I needed to be able to work from the condo. Just a short walk to the beach and the excellent oceans restaurant. 10/10 recommend and will absolutely see about staying again if I am back in the area.
